Michigan winters find every unsealed seam. When fascia or soffit board goes soft, the damage rarely stops at the trim — it travels into sheathing, rafter tails and eventually the wall cavity. We cut back to sound framing, replace with properly sized material, prime the end grain, and finish with two coats so the repair lasts instead of peeling off in a season.

Gutters & Downspouts

Most failed paint is failed prep. We scrape to a sound edge, sand the transition, spot-prime bare wood and caulk before the first finish coat goes on — which is why our exterior trim work still looks right several winters later.

Do you charge for estimates?
No. Estimates are free. For most exterior repairs we can give you a useful range from clear photos before we ever come out, then confirm it on site.
Are you insured?
Yes — Andor Maintenance Solutions is fully insured, and we will send you the certificate before work begins. Ask any contractor for this. If they hesitate, that is your answer.
What areas do you cover?
Washtenaw, Livingston, Wayne and Oakland counties — Ann Arbor, Ypsilanti, Saline, Chelsea, Dexter, Brighton, Howell, Canton, Plymouth, Northville, Novi, South Lyon and the surrounding communities. If you are just outside that, call and ask.
How small a job will you take?
Small jobs are most of what we do. A rotted trim board, a downspout that came off, a door that will not latch. There is no minimum-project speech.
What if you open it up and find more damage?
We stop and show you. You get an explanation of what changed and a revised number before any additional work happens. Nothing gets added to your invoice that you did not approve first.
Do you work for landlords and condo associations?
Regularly. We handle unit turnovers, common-area repairs and standing seasonal maintenance, with itemized invoices that work for board approval and reimbursement.
